Stop, Wait, Don't Buy Now ... Obama has a gift for you.

Apparently, the Obama Administration has a Happy New Year gift for you.  Realizing that the housing market continues in the doldrums, they have extended the $8,000 tax credit/cash rebate for new home buyers and added the $6,500 tax credit/cash rebate for existing home owners who want to sell and then buy.  They have successfully boosted FHA Loans from about 4% of new loans to somewhere in the mid-30% range.  In the process, they increased the minimum credit scores from 500 to 580 and changed the way appraisals are done to 'conservatize' them thereby causing a number of deals to fail (you can no longer legally contest a lower appraisal by getting another appraisal done by someone else).  Now, they are proposing to raise the credit score requirements further to 620 and increase the down payment from 3.5% to 5.0% while reducing the potential for seller contributions by half and ceasing the practice of financing the Mortgage Insurance Premium thereby requiring another 1.75% in closing cash.  At last report, they have decided to increase the down payment to 10% for credit scores under 580 agreeing now to make those loans ... they are also increasing the MIP from 1.75% to 2.25% while still allowing the borrower to finance the fee and they are reducing the maximum seller contribution from 6% to 3% of the transaction.  The National Association of Realtors is against the changes but obviously cannot begin to compete with the likes of SEIU and their counterparts in Congress.  Public housing should be looking better and better all the time ... you may just live there someday soon.
